Project builds will vary depending on their nature e.g. custom build home vs Victorian cottage renovation, complexity e.g. architectural or heritage features, and so on. That said, we typically deliver within 8-12 months from the time we commence on site, but there are many uncontrollable factors a) inclement weather conditions and b) latent conditions and the like.

That said, as a design and construct expert we plan to avoid or navigate through known variables such as possible long lead items, design details that may require specialised expertise, materials, or equipment, However, I want to assure you that we currently have plenty of stock to build houses in Victoria, which can help minimize any potential delays.

As a project manager, 90%+ of the time is dedicated to overseeing the subcontractors and tradespeople and ensuring the construction process is progressing as planned. On occasion, a project manager may take care of certain small tasks to assist the delivery team, and in extreme circumstances the owner, an A-Grade carpenter, can lean in where required.

JKG building directly employs several staff, some of whom are qualified tradespeople however, the business operates through trusted relationships with approximately 80 subcontractors. Many of these subcontractors possess specialised skill sets and therefore called upon on a need only basis. This ensures business overheads remain lower and that all aspects of a project are delivered to the highest standards.

Like any business, understanding your financials is key to maintaining a sustainable operation. JKG has operated successfully for more than 30 years because we have a strong understanding of how to accurately price the work we undertake and have a solid balance sheet and well-below industry debt levels. Before we price a project we obtain real time market pricing from each of our suppliers and sub-contractors because anything can change from project to project, making guess work is a dangerous game.

We will never ‘buy jobs’ or compete at unrealistic margins because it puts us and our clients at risk, and that’s simply unacceptable.

As a JKG customer you can rest assured knowing 80 to 90% of your quote has been qualified by a specialist in their field, and as D&C specialists, we do the rest.

As builders, we are prohibited from recommending specific building surveyors however, we have worked with a number of building surveyors who are open to assisting you directly. In so far as the permit application process, JKG take care of this including council permits, traffic management, and PIC numbers for civil works. This ensures all legal requirements are in place for the smooth progression of your project.

JKG has multiple trades working simultaneously on-site where it is safe and efficient to do so. Where a trade requires exclusive access to a project site, we review the request and accommodate this on a need only basis. Our experienced team understand these situations and will ensure never to compromise the program.

JKG has nurtured a number of local supply relationships, extending from Melbourne’s Northwest to the outer city fringe. Whilst local is good, nothing compares to advantages of a long-standing relationship, especially when it comes to sourcing and selecting the right materials, fixtures, and fittings for your project. Our supplier network has been hand-picked because they share our passion for delivering happy clients.

When you sign a JKG contract it will include allowances for tapware, toilets, appliances, and tiles. These allowances are generous and represent great value. Should you find an alternative product, perhaps on sale, we encourage you to purchase it. We can store them in our warehouse for when they are required.

Whilst we have allowed clients to use their own joiners, cabinet makers, or tradespeople, it must be said this can add complexity to the process. Our trade teams are have been handpicked because they work well under management and with other trades, they understand our pricing parameters, and our exceptionally high standards. it’s important to note that our own team of tradespeople is fairly priced and delivers work of high standards.

If you have built a project before you will know that on occasion things can go awry. When this happens the project manager will bring the related parties together and work towards finding a mutually acceptable solution. More often than not, it’s a communication issue which can be addressed quickly and seamlessly. If the matter is more serious then we bring in the necessary experts to collectively resolve any matter.

Yes, you are welcome to visit the site at any time. However, for safety reasons, it is important that a senior representative from JKG accompany you during the visit. You will be inducted in accordance with our on-site safety policy and answer any questions you may have.

All JKG contracts are either a Master Builders or a HIA (Housing Industry Association) contract, which are widely recognized contracts in the building industry in Victoria and Australia.
